Given the severity of storms in the upper Midwest region this spring and summer so far it’s important to know what to look for with regards to roof damage.
When we say roof damage we are talking primarily about the shingles, or whatever type of roof covering you have. The standard for roofing materials in our area is asphalt shingles. There are some companies pushing harder to install metal roofing and of course there are still the cedar shake styles and clay tiles.
Your roof is one of the most expensive components of your home, a roof in poor condition can be a deal breaker if you are selling a home, so here are some things a professional home inspector will look for and give you a heads-up with regards to the condition of a roof.
Worn or Shiny Shingles, Shingle Materials in Gutters If you see worn areas or a shiny reflection, this indicates that the shingles are nearing the end of their life. The shiny reflection is the fiberglass core of the shingles that is showing through indicating worn shingles. Your Home Inspector can look in the gutters and around the perimeter of the house for evidence that the aggregate is washing off of the roof. If you see piles of gritty material which is the same color as the roof, you’ll know that the roof is deteriorating.
Cedar Shake Roof, Splitting, an experienced home inspection company can give you a heads up if they notice any splitting of the shakes. If the split has rounded edges and the interior is a dull orange or grayish color, then it’s a result of natural weathering. However, if the split has sharp edges and a light orange color interior, then it’s an impact split, probably caused by hail.
Curling or Cupping Cedar Shakes Typically occurs when a shingle or shake curls upward or looks distorted. Curling and cupping are part of the cedar wood’s natural weathering and aging process. They are signs of wood stress caused by the sun’s UV rays and rain. However, if you can see the roofing felt or roof deck, then other problems may exist. If significant cupping or curling appears right after installation, it’s a sign of a poor install.
Metal Roofs We typically see metal roofs that are sold to last the lifetime of a home, this may be the case however all roofing systems have their strengths and weaknesses.Metal roofs for the most part are very durable they can take wind rain hail, but they also have their limits. Hail in MN. in a summer storm can get as large as a softball. Having that pounding your metal roof can leave all types of signs of damage. It’s really going to depend on what size of hail and the duration of the storm. A lot older metal roof were no engineered with the types of coatings they now have. Rust and corrosion can show after years and depending on your tastes may need to be replaced.
