What to Expect from Inspections Plus
When we inspect your home or your future home we start on the exterior with a thorough walk around of the entire property. This portion of the inspection includes the roof, siding, soffits, gutters, downspouts, windows, doors, A/C, electric meters, gas meters, garage doors, sidewalks, steps, decks, handrails, driveway, foundation, and the grading of the yard around the house for proper drainage. Any potential issues are photographed and described in our detailed inspection report.
Next we will enter the property to start the interior inspection. Our first step in this process is to remove our shoes or place plastic shoe covers on to maintain the current integrity of the home. Our interior inspection will include; plumbing fixtures, furnaces, fireplaces, light fixtures, receptacles, GFI's electric panel, duct work, doors, drawers, latches, insulation, attics, roof trusses, floor joists, drains, vents, washer drains, dryer vents, water meters, mainline water shutoff, ceilings, floors, and foundations. Once again, any potential issues will be photographed and described in our digital report.
While is it not necessary to be present at your inspection, we encourage it. In addition, we request that any animals that could possibly interfere with our inspection be put in a kennel or separate room to avoid an escape or confrontation. Once we have completed the inspection we will allow time to go over any red flag concerns we have found and also give you a brief tour of where all important utility items are located, so if an emergency happens you will know how to turn-off all the water, all the electricity, all the gas, and be able to turn the furnace or water heater off if needed. This is also a great time for us to answer any concerns or questions you may have about the property. If you are unable to attend your inspection our detailed report is easy to read and understand and will provide all the information you need to make a wise decision.
